1879 floors. Help.

I’m not sure how much life this floor has in it ( it’s the original with square nails). They are getting a little thin. I bought this place when I was 25 and I’m ready to move out of the city for a quieter life. I’m planning to rent this place out. I have no idea what to do about this floor and I’d like to preserve the floor. I’m afraid renters might destroy what is left of it. Can I install vinyl flooring without wrecking what’s underneath?
