Basement leaked when first bought the house, and hoping I've fixed it enough to keep water out.
Hello, I'm looking for some advice, ideas... I bought my house 3 years ago, when the realtor took us into the basement. He had said that the main water line burst in front of house. And had leaked into basement with the hydrostatic pressure. Or whatever.. So that was why the bottom half of drywall, had been taken off almost half of the basement walls. There was also an issue with the sidewalk/ground sloping towards the house. Fast forward to our first spring, there was 3 inches of water seeping in, and every time it rained hard.. I should mention there is also a 2 inch difference in slab height in basement, like 2 levels.. and that is where the water would come in from. I fixed grading around my home, removed concrete sidewalks and pads near the house, filled with soil... put in a sump. But i Don't think it's in the right spot... still collects water though.. Now I'm waiting for this spring to see if the basement stays dry... so i can replace the insulation, dry wall where i removed them due to mold and moisture.. And maybe bottom plate and studs on a few walls.. My brother told me I should remove all the drywall and insulation batting, and replace the batting with rigid foam, is this correct or will I be ok to just keep using batting.. As it is right now, it's only the bottom portion of the drywall on half the basement.. And also if water still comes in where the 2 slabs meet.. should I remove the concrete along that edge and maybe run weeping tile to my sump?. Im also thinking of putting floor leveler or something on bottom portion of where slabs meet. Not to get to the same height. Just get rid of inconsistency.
