Renter friendly advice for turning this large storage room into a usable space

There is an unfinished ‘storage’ room off the upstairs loft of my new apartment. It’s quite a large space actually, about half the size of the actual bedroom but as it is it’s not really usable for anything except of course storage. I was wondering if there was anything I could do to help transform this is to a space that I could actually spend time in, potentially as a craft room. The biggest concerns for me are the large gap in the upper wall that’s open to insulation, and making sure I don’t get in the way of the two big pipes going through the space. I’m honestly wondering why they don’t try and finish the room and use it as added value to the space. I’m not sure if there is anything I can do as I’m obviously limited in capacity since I’m just renting.
