Renovate old manufactured home OR demolish and replace - 1 acre lake property hoping to split into 2 half acre plots

DETAILS: We recently won an auction for a 1 acre lake property in alabama. The property comes with 200 ft of year around lake frontage on a popular fishing location. It also currently has a very large grandfathered dock and boathouse with siding, with the grandathered clause allowing a bunch of things that wpuld never be allowed today for a new dock. The property comes with an old ~1982ish 2 bedroom/1 bath manufactured home with a 12x12 all seasons room build on the back and a 15x16 all season living room built on the side. House has a connected septic system believed to still be in working order (but also might not be working), is connected to city water, and has 2 metered power poles on 1 side of the property. It has a metal roof on it (it think not original and added later) and a 2007 3 ton ac unit (not sure if it works). PLAN: we are looking to split the property into 2 half acre plots. Going to the city/county next week to inquire on what's needed to do this. We had discussed demolishing the old trailer and building 2 new structures. After thinking about this more, I'm starting to considering gutting and rehabbing the inside of the trailer. On the 1 side of the property, which would come with the original grandfathered dock and boat house. How we are aiming to split the property would entail a slightly larger ~120 ft of water front for the other half of the property without a dock or house, which wpuld allow for a new dock permit and a house. Considering a small stick built or barndo shell, and I'll finish interior myself. The location has many manufactured homes and stick built homes on this lake peninsula with year round water. A couple for sale ranging from $500k to $1.8 million. We feel the double plots with their own houses, would greatly increase value. But we have also used a considerable amount of cash to buy the auction. We have considered that the manufactured home septic, if demolished, might need to be replaced, if we built 2 new homes of the property. We likely won't worry about building the second dock, rather would just submit and get the approval. QUESTIONS: have any of you had luck renovating an 80s trailer? Of experience with comparative costs for renovating vs demolishing and rebuilding? I am quite handy but have never demolished and rebuilt, only rehabbing. Is there anything beyond the septic systems, that we should consider in guiding our decision here? What other considerations should I give to rehabbing a 40 year old trailer? It's rough but nothing that I'm not comfortable doing. We have discussed seeing if we can get the trailer and ADUs raised 36 inches to make crawl space access easier to rehab.
